The property is spread out on 12,000 sq. ft. of landscaped area dotted with many trees.The built-up area of the 100 year old mud-house is approximately 5,000 sq. ft. after the resurrection of the heritage luxury villa property. It has a distinctive Portugese style architecture with its sloping Mangalore tiled roof and verandas facing the street.The large balacoes have built-in seating, open to street, originally meant to be a place where men and women could sit together and “see and be seen”, chat with their neighbours, or just enjoy the evening breeze. The balacoes are bordered by ornamental columns that continue along the steps and add stature to the house.
Our,four in all, themed and boutique-style rooms are all named after a different Nakshatra (constellations) from Vedic Astrology. Normally the name of a child in India is kept based on the Nakshatra hence the rooms are named after them. We have attempted to match the interiors and the concepts in the room with the esoteric meaning of the nakshatra.

If you hire a scooter, it will take you less than five minutes to reach Patnem beach. Palolem beach is less than 10 minutes away, and peaceful Agonda beach is around 20 minutes. You can take your pick of which beaches you want to spend time at -- just one, or all three!
Stringent: No charges will be levied if booking is canceled 61 days prior to check-in. If cancellation is done between 30 to 60 days prior to check-in, 50% of the total booking amount will be charged. Post that, there will be no refund.
